In Commercial Real Estate, Expertise Cannot Be Delegated

R.S. Weck & Associates — committed for over 40 years to providing commercial real estate services to Northern California.

I have always had a passion for real estate and have been blessed throughout my 40-year career to witness firsthand the tremendous growth and transformation of the Greater Sacramento area, from the continued expansion of Folsom, Elk Grove, Roseville, Rocklin, and Lincoln to the revitalization of Midtown and Downtown Sacramento.

My extensive experience allows me to provide valuable context and "color commentary" that goes beyond the numbers — practical, market-driven insight into not only what a property is worth, but why.

Professional Experience

A Certifed General Appraisal license is necessary to appraise commercial real estate in the State of California. The MAI designation is equivalent to a PHD in Real Estate and requires an enormous amount of time and commitment. I received this designation in 1993 and as a result have appraised thousands of commercial properties of all types. Proven expertise in appraising thousands of diverse commercial properties and providing both consulting and expert testimony as required. Most recently I completed a three-year term as a Property Investigator with the Bureau of Real Estate Appraisers (BREA). While there I received training in conducting forensic analysis and in conducting interviews to document detailed Investigative Report. My employment further necessitated a vast working knowledge of the Uniform Standards of Professional Appraisal Practice (USPAP), which is the governing document to which all Certified General Appraisers must comply. Its complex presentation and specific requirements can often present challenges to both new and seasoned appraisal professionals.

Local Experience

Nothing can replace local knowledge of the marketplace. I have been appraising commercial properties in Northern California since 1986. While 80% of this work has been conducted in the Four-County Sacramento area, the remainder of my assignments are divided between the Central Valley, the San Francisco Bay Area and even Los Angeles on occasion. My extensive experience allows me to provide valuable context that goes beyond the numbers and to articulate my analysis in both written form and verbally when necessary. I can bring attention to specific market conditions, trends, and other matters of importance that may influence the evaluation and ultimate conclusion of value for a particular asset. My goal is to provide practical, market-driven insight that helps others better understand not only what a property is worth, but why. (provide link to my CV).

Nine Mile Ranch, Tehama County

Planned as Del Webb’s 3rd retirement commumnity in Northern California this property became a casualty of the 2008 recession. Consultation Services

I can help. As a former Investigator with the Bureau of Real Estate Appraisers (BREA), I review appraisal reports for USPAP compliance, look at the supporting data and the reasoning behind the conclusions, and point out any weaknesses or errors. You will come away knowing whether the report holds up and what to do next.

That is very common. Whether your need is estate planning, lending, litigation, a tax appeal, or a partnership matter, I will walk you through the purpose, define the appraisal problem, and recommend the right scope of work. This way you pay for what you need and nothing more.

Yes. I provide independent appraisal reviews and forensic analysis. I break a report down into its individual components and compare the work against accepted peer standards. My opinions are objective and well supported, and they are suitable for attorneys, lenders, and courts.

I am happy to point you in the right direction. Over 40 years I have built relationships across the Northern California appraisal community. If your assignment falls outside my specialty or service area, I can refer you to a qualified professional and save you time and guesswork.

Absolutely. Share the property type, location, intended use, and timeline through the Request a Consultation form, or call (916) 267-5665. I will provide a competitive, no-obligation quote that reflects the actual scope of your assignment.
